- proof of income at least three-times the monthly rental amount,
- good credit score (above 650),
- paying a $45 non-refundable fee to a third party platform for a credit, criminal and housing screening.
Note: Those without sufficient income or good credit should have a co-signer who can meet the basic rental requirements. All tenants are required to provide current proof of renter’s insurance for the duration of their lease and provide their own linens & pillows.

No, all leases are fixed term with a beginning and ending date. Usually the first term is a trial period of 3 months for you to see if you like the room and for the landlord to see whether you follow house rules. Please see below for more details on rental extensions.

We take all lease extensions on a case-by-case basis. To qualify for a rental extension, the tenant must have a good payment history and be in compliance with house rules. All requests for extensions must be submitted in writing 45 days before the end of your current term.

Landlord provides professional cleaning of bathrooms and kitchens a few times each month in order to keep a high standard.

However, each tenant is required to maintain cleanliness at all times (ie after each use of bathroom or kitchen). In addition, tenants are expected to keep their rooms clean and orderly.

Our Quiet Hours Policy, as mandated by local law, requires tenants & their guests, to contain noise inside their room between the hours of 10pm and 8am daily. This policy is enforced by our management team.

Parking is not included with our standard rental agreement. However, we do have limited on-site parking spots for a monthly fee, subject to availability and approval.

Yes, our on-site laundry facility is open from 8am til 8pm daily. We have 1 commercial-grade washer, and 1 commercial-grade gas dryer. Both are coin operated and take quarters only. The facility is on a first-come, first-serve basis and may be used by tenants only. By using the laundry facilities, you agree to the posted rules & regulations.
